Non-resident homeowner property tax, known as Modelo 210, is a tax that needs to be paid each year by non-resident owners of property in Spain. If more than one property is owned, tax is payable for each of the properties.

You are a non-resident if you do NOT have residence in Spain or if you live for more than 183 days outside of Spain.

This tax needs to be paid each year you own the property.

The tax is payable by each owner of the property.  So, for example, if there are two owners of the property, each owner must pay 50% of the tax due.

The amount of tax due is determined based upon a percentage of the Catastral value of your property, and a tax rate determined by your nationality - there are different rates for EU and non-EU residents.

This tax assumes that you do NOT receive any rental income at all in respect of this property.  If you do receive rental income, please get in touch with us and we can advise further.

We take all the hassle away by providing the following services:

1. We produce the Modelo 210  tax forms on your behalf and you arrange payment of the tax to the authorities yourself. When using this option we will send you an email containing a secure link for you to download your documents in PDF format, along with information about how to pay the tax.

2. We produce the Modelo 210 tax forms on your behalf and make the payment to the Spanish Tax Authorities. This will be done in two steps.  Firstly, we will produce the forms for you and send you an email containing a secure link for you to download your documents in PDF format. We will then await payment of funds into our secure Client account prior to paying the tax on your behalf. Full receipt of monies received into our Client account, and subsequently paid to the Spanish Tax Authorities, will be provided.

We are a couple that are non-residents, with an apartment in the beautiful village of Torrox in Andalusia.

When we first discovered the wonderful world of non-resident income tax, we were dismayed to find out that we needed pay a huge amount of money to a solicitor each year in order to pay the tax.

All the information that you provide us with is totally secure.  Our website is driven by Shopify who have more than one million businesses using their SSL standard secure sites.  We will not have any access to your bank account and all payments made to us from your debit or credit card for services provided is totally secure.  Shopify is certified Level 1 PCI DSS compliant, meeting all six categories of PCI standards.

This tax needs to be paid each year that you own the property and must be paid by 31 December the following year. 
So, for example, the Modelo 210 property tax for 2023 needs to be paid on or before 31 December 2024.

On a property worth €100,000 the amount of tax payable will be approximately €200 euros.  This will be split across the owners.  The exact amount of tax due is dependent upon factors such as tax residency. EU tax residents currently pay at a rate of 19%, others at 24%. UK tax residents will pay at 24% for 2021 liabilities onwards. You will also pay more tax if your Catastral Value has not been re-rated in the previous 10 years.

The Catastral Value or as it is known in Spanish, Valor Catastral, is the Spanish tax-value of your property. It can be found on your IBI statement (the annual municipal property tax). The figure required for us to prepare your tax forms is the Valor Castastral Total.  It may also be called Valor Catastral or Base Imponible-Valor Catastral.

Don’t worry.  We can resolve the situation for up to 4 years into the past by simply completing the forms on our website. If you have missed payments for more than 4 years or you require any other assistance, just contact us using the green button at the bottom right of this page.

If you have never paid, there may be a penalty in respect of previous years charged directly by the Spanish authorities.

You can take the risk, as the Spanish tax authorities may not actively chase this tax.  However, there will most likely be problems when the property is to be sold, and there may be a penalty charged by the Spanish authorities.  We recommend that all non-residents pay this tax every year.

Where you have any garage, parking place, workshop or similar, that has its own individual Catastral Reference, you will need to pay non-resident tax in respect of this property in addition to your home. These must be dealt with separately as more than one distinct order.

Payments made into our secure Client bank account will be fully receipted.

Payments made to the Spanish Tax Authorities on your behalf will be fully receipted.
